PJA provided transport and highways advice to BDW Homes as part of their planning application for a residential development on the western side of Crediton in Mid Devon.

The development would comprise up to 120 residential units, accessed from Higher Road in Crediton.  The development would lie on the western edge of the town, just outside of the current settlement boundary.  The town of Crediton is within an Air Quality Management Area so all development is concentrated on the eastern side of the town towards Exeter.  The Chapel Down Farm site, lying to the west, needed to demonstrate impacts on Air Quality would not be significant.

The site access presented a particular challenge due to the nature of the network to the north of the site being rural lanes and constrained. PJA provided extensive advice on highway access and undertook modelling of a number of local junctions in the town to demonstrate the identified impacts could be mitigated effectively through junction upgrades and improvements.

A comprehensive Transport Assessment and Travel Plan was prepared for the application and PJA undertook extensive consultation with Devon County Council as Highway Authority to agree mitigation proposals and achieve their approval for the application.  Alongside this, PJA attended and provided input to both a Design Review and a Public Consultation event.
