PJA was commissioned by Homes England to provide urban design and masterplanning services for the 2.60 ha brownfield site in Hall Green, Birmingham.
To date this project has taken the form of two key stages. The first of which, PJA were required to undertake an initial overview and capacity testing exercise to inform the purchase of the spent industrial land. This work comprised of the analysis of the site and its surrounding context, incorporating both a site visit and a desktop-based investigation. This analysis was then used to inform and initial masterplan concept and layout framework design.
Following this PJA worked closely with the land economics team at Jones Lang LaSalle (JLL) to develop a robust layout design for the proposed residential scheme, meeting the local housing need as well as the local market demand for the mix of housing typologies.
This 90 unit scheme then comprised part of the Homes England’s bid to successfully purchase the land.
The project has now entered its second stage, where PJA are producing a masterplan and Design and Access Statement (DAS), in addition to PJA’s transport services, to assist Homes England with its’ application for planning permission a residential housing scheme.
PJA are making use of locally significant design characteristics, both in terms of urban morphology and architectural features to inform the development of a distinctive, attractive residential scheme which will hopefully be valued by both the existing and future residents of Hall Green for years to come.
